On a challenging 75' x 100' infill site, this 10-story, 40-unit condominium building maintains an active street presence with prominently featured retail frontage flanked by recessed entrances to the garage and residential lobby. These flanking recesses continue vertically up the height of the building to emphasize the building's vertical proportions and create a framework for the expansive floor to ceiling windows on the residential floors. The pattern of concrete columns is expressed vertically to the top of the building where they branch out to form a soaring canopy which functions as a light and expressive cornice.
