An abandoned and environmentally distressed area along the Snohomish River in Everett, Washington is envisioned as a vital and active new urban district in this mixed-use proposal. Located in a highly visible corridor adjacent to Interstate 5, the development will provide new residential, retail and entertainment amenities in a setting that boasts spectacular views of the nearby Cascade Range. The project is designed to harmoniously coexist within a new nature preserve - a riparian environment featuring extensive walking paths and restored wetlands. A main boulevard featuring retail storefronts with second and third floor apartments serves as the key means of circulation through the development. These uses help screen from view the large bulk of anchor retail stores, while still providing each anchor with significant street presence. At the project's center, opposite the architectural focus of a movie theater, restaurant and entertainment venues draw pedestrians to the river's edge. A sports themed retail store will include its own dock. Surface and below-grade structured parking is set behind the retail stores out of view. Future development will include office and townhouse uses as well as public amenities such as an outdoor amphitheater, community center and rowing club.
