Located in South Bend, Indiana, The Monreaux is a planned affordable housing development that will transform a currently vacant downtown property into a vibrant residential community. The four-story, 57-unit multifamily apartment building will offer a mix of studio, one-, and two-bedroom apartments, as well as several ground floor live/work units. All residences will be designated as affordable, supporting individuals and families who benefit from attainable housing opportunities.
Designed as an urban building on a pedestrian-focused street, the project reinforces the existing street wall and contributes to a more active and engaging streetscape. Storefront windows along the ground floor enhance the pedestrian character of the area and promote visual activity at street level. Retail space will anchor the prominent corner of Monroe and Michigan, further activating the surrounding neighborhood.
The architectural language draws inspiration from the nearby historic Studebaker Factory, interpreting its industrial heritage through a contemporary design approach. The result is a building that reflects the historic character of the neighborhood while contributing a modern presence to downtown South Bend.
Residents will have access to a variety of on-site amenities, including a fitness center, community room, and co-working space, as well as a landscaped outdoor common area featuring grill stations. To maintain the pedestrian quality of the streetscape, 37 parking spaces will be located off the alley behind the building, minimizing the visual impact of parking along the main streets.
