Paseo: Elevated Living Through Layered Amenity Design

In the third installment of our 80 Rainey series, we take a closer look at the project's amenity decks, an architectural feature that transforms a common programmatic element into one of the development's defining residential experiences

At 80 Rainey, every design decision was guided by a contextual understanding of its place within Austin's Rainey Street district. While the tower's architectural expression reflects the energy and diversity of the neighborhood, one of the project's most distinctive features is a series of stacked decks that create a unique living experience.

The project required multiple levels of parking within the podium, placing the residential amenities above rather than at the street. Instead of treating this as a limitation, the design team embraced the opportunity to elevate these spaces, creating three amenity floors that overlook Rainey Street and capture sweeping views across downtown Austin.

Arranged in staggered tiers that carve into the building mass, the decks create a dynamic architectural composition while offering a variety of indoor and outdoor spaces. Overlapping terraces establish visual connections between floors. The first level, on the 12th floor, serves as the project's primary social hub. Anchored by a resort-style pool, bar, and dog run, this expansive outdoor terrace provides an energetic gathering space with views over the neighborhood streetscape and Lady Bird Lake.

The 14th floor introduces a more serene and intimate atmosphere. Additional indoor common spaces and smaller terraces create quieter settings for relaxation and conversation. From this elevated vantage point, residents experience Austin from a new perspective.

Together, these stacked levels embody the project's broader design philosophy: creating meaningful connections between architecture, its residents, and the surrounding urban environment. By elevating the decks above the podium and organizing them across multiple tiers, 80 Rainey maximizes both views and opportunities for engagement, offering a dynamic spaces that reflects the energy, character, and spirit of Rainey Street.
